Residential Property Manager

Remuneration:R55000 - R63000 per month cost-to-company

The position is reporting to the chief operating officer, the successful candidate will be responsible for monitoring property performance and maximising property revenue. Provide strategy, direction and oversight for leasing and management teams in an effort to maximize top line revenues and to ensure appropriate cost control measures are achieved.

Main areas of responsibilities include:
  • Ensure that all potential lease transactions are consistent with the prevailing marketing condition.
  • Oversee the reporting process (business plans and monthly/ quarterly report) in the timely and efficient manner.
  • Development of business plan/ strategy and are responsible for implementation of the plans to maximize the value of each asset/ property in your portfolio.
  • Implementation of Exco’s approved strategy
  • Prepare regular updates on residential asset performance and financial reporting for Executives in an efficient and timely manner
  • Evaluate performance compared to the business plan, focusing on revenues, expenses, occupancy and capital expenditures
  • Manage all residential leads the company receives
  • Responsible for conducting market and demographic research, a well as leading site selection and property tours with third parties
  • Prepares financial analysis to support residential lease strategy
  • Negotiates and conclude all terms of a lease contract with prospective residence with internal leasing team
  • Ensure lease obligations are fulfilled and that residence occupancy does not exceed leased term
  • Builds and directs a team of internal real estate brokers to execute company strategies with respect residential real estate activities
  • Communicate resources shortfall to superiors in a timely manner
  • Review and ensure timey sending of monthly rent statements, and keep accounting records for all apartments and retail using the finance department
  • Ensure lease renewals are concluded to maintain adequate occupancy levels.
  • Monitors all leasing activities to ensure maximum occupancy and income, and manages the resident occupation process, including providing residence with move in information packs, and conducting credit checks for all potential residence
Qualifications and experience:
  • Degree in finance, accounting, business, marketing, or real estate is required
  • Three (3) or more years of extensive understanding of real estate, with a proven track record of successful residential real estate transactions is essential, residential property/leasing/operations is desirable; and finance or accounting experience may be required
  • Advance knowledge of MDA and Microsoft Office software, including Word, Excel, and Outlook are required
Skills:
  • Entrepreneurial spirit: It is essential for asset managers to be entrepreneurial since many of the activities involved, such as negotiations, approvals and lease analysis, require that risks be assumed and forecasts made
  • Strong analytical skills: This skill is essential for evaluating and completing a wide range of real estate transactions
  • Communication skills: To successfully perform the duties of a real estate asset manager, the incumbent must possess strong verbal and written communication skills
  • Interpersonal skills: This is required for establishing and building and maintaining relationship with relevant parties (management, tenants and landlords, etc.)
  • Strong organisational skills: This is essential for real estate asset managers to effectively coordinate and manage multiple assignments, as well as prioritise tasks and efforts
  • Negotiation skills: Highly developed negotiation skills are required for negotiations with tenants.
  • Candidate must possess strong analytical, organisational, and quantitative skills; as well as communications, presentation, and interpersonal skills
