Key duties and responsibilities
Health, safety, and compliance
- Conduct risk assessments and implement corrective actions to mitigate hazards.
- Ensure compliance with South African occupational health, safety, and environmental regulations.
- Implement and monitor environmental policies to meet sustainability and operational standards.
- Oversee maintenance of HVAC, electrical, plumbing, and other critical building systems.
- Manage the Fixed Asset Register (FAR) and coordinate repairs, upgrades, or replacements.
- Troubleshoot technical issues to minimise downtime and ensure operational continuity.
- Develop and manage facility budgets, ensuring cost efficiency and adherence to targets.
- Implement energy-saving initiatives (e.g., LED lighting, solar power) to reduce utility consumption.
- Negotiate with vendors and contractors to optimise procurement and service delivery.
- Manage office operations for all commercial premises
- Supervise maintenance of commercial and residential investment properties.
- Oversee fleet operations including servicing, compliance, and usage tracking.
- Supervise maintenance staff, contractors, and administrative personnel.
- Conduct training programs on safety protocols and technical best practices.
- Liaise with internal departments (e.g., HR, Finance) to align facility operations with business needs.
- Prepare reports on facility performance, budgets, and compliance metrics.
- Maintain records of maintenance activities, safety audits, and asset inventories.
- Present findings and recommendations to senior management for strategic planning.
- Bachelor’s degree in Facilities Management, Property Management, or related field.
- 5-8 years of facilities management experience, with a proven track record in safety, technical support, and budgeting.
- Registration with SAFMA (South African Facilities Management Association) as per statutory requirements.
- Proven track record managing mixed-use properties (commercial/residential) and small fleets.
- Experience in stakeholder engagement and cross-departmental collaboration
- In-depth knowledge of South African OHS Act, SANS codes, and environmental laws.
- Hands-on experience with HVAC, electrical systems, and asset lifecycle management.
- Budget development, cost analysis, and vendor negotiation skills.
- Strong interpersonal and team management abilities.
- Proficiency in facility management tools MS Office, and FAR systems.
